As a Buyer, How
can I win in a tough real estate market?
The most important thing a Buyer can do is to work with a Realtor
who is really committed to finding them a home. Buyers need an agent who
will not put them on the back burner, but will hang tough with them, and be
consistently available in this difficult market.
Karen and her team constantly network with other Top Realtors
to find properties for her Clients. They also provide their Buyer Clients with
"Personal Shopper Service" by going out and viewing homes exclusively on their
behalf. Karen and her team are committed to exhausting all possibilities to
find her Buyers the right home!
Buyer Agency in
Virginia
In Virginia, the real estate agent automatically represents the
Seller, unless the Buyer and the Real estate agent complete what's known as
an "Exclusive Right to Represent Purchaser Agreement". This creates Buyer
Agency - it's the only way for a Realtor to legally represent and protect a
Buyer in a real estate transaction in Virginia. Almost all Buyers in Northern
Virginia have Buyer Agents working for them. That's how Karen works, too. Karen
and her team work exclusively with Buyers through this Buyer Agency process.
Having a Buyer Agency Agreement with Karen means that she will be
going to work specifically for you. She and her team will be researching
and previewing properties, and continually working for you even when you're not
present. They will keep you updated and will quickly inform you when new
properties become available. Karen will exhaust every possibility until she
finds just the right home for you.
How can Buyer
Agency be FREE for the Buyers?
The Buyer Agency Agreement is a working arrangement between the
Buyer and the real estate company. It is a legal agreement regarding Agency
representation. However, in Virginia, the Seller traditionally pays all the
commission - even for the real estate agent who represents the Buyer for his
home. Because the commission for the Buyer's agent is already set out in the
context of the Listing Agreement, the Buyer can receive all the benefits of
having their own representation for FREE.
How can the
right Realtor make a difference for me?
Having the right Realtor means that you receive the best service,
the best knowledge and advice - and the best negotiator on your side.
Because of Karen's market expertise, she can spot a good buy in an instant. The
wisdom and the experience gained by Karen's 21 years in real estate have
combined to make her one of the top Realtors - not only in Virginia - but in
the world.
